Unique Capital offers a unique form of lease financing called Credit-Tenant Lease Financing. This structure involves the monetization of a lease backed by various forms of collateral, but typically commercial real estate.

  • Minimum Loan Amount: $3 Million to $500 Million

     

  • Term/Amortization: Fully amortizing. 15/15, 20/20, 25/25 up to 40/40 structure.

     

  • Loan to Value: Up to 100% (subject to debt coverage)

     

  • Minimum DSCR: 1.00x to 1.05x.

     

  • Lease Type: Bond, NNN, NN, Ground & Modified Gross Leases.

     

  • Tenant: Rated BBB-/Baa3 or better (S&P & Moody's). NAIC1 ratings for private companies will be considered.

     

  • Property Types: Corporate Office; Warehouse/Distribution; Retail; Hospitals; Universities; State, City & Federal Government-GSA properties. 

     

  • Interest Rate: Competitive. Loan pricing is based on the credit of the tenant and the investment community's perception of the tenant's credit and business.
